About

A principal contractor developers keep coming back to.

Satoplast International Ltd is a principal contractor and fit-out specialist, based at Nazeing in Essex and working across London and the South East, with projects further afield when a client asks. We work for developers and main contractors, either leading a project as principal contractor or delivering the interior fit-out and finishing package underneath someone else's lead. Vastint UK, Berkeley Homes, Dandara Living, Guildmore and Higgins Construction are among the names that have used us more than once.

How we work

One contractor, the whole scope.

Most of what we fit, we also design and supply: doorsets, bespoke joinery, kitchens, bathroom furniture, timber flooring and raised access flooring, sourced through partners we have used for years. A developer gets one point of contact for design, procurement and installation instead of three separate contracts to manage.

Building Safety Act competency

The R3 and R4 blocks at Sugar House Island hold 244 homes classed as High Risk Buildings. We hold the principal contractor duties on that development, which means we proved the competency required under the Building Safety Act rather than claiming it on a capability statement.

Reappointed, not just hired

Vastint UK has brought us back five times on Sugar House Island alone: the R2 interiors, two Study Group campus fit-outs, The Lounge, and now site-wide logistics and the R3/R4 principal contractor role. A developer who hands you the next phase before the last one is finished is telling you something a case study can't.

Design, supply and install

On fit-out packages we manufacture and source the product as well as fit it, so the design intent, the lead times and the finish quality stay under our control from drawing to handover.

Programme certainty with MMC

On constrained urban sites we use modern methods of construction, precast superstructure and factory-finished façades, to hold the programme and cut the amount of trade activity happening on site at any one time.

Leadership

Who runs the job.

Operations Director

Petrisor Munteanu

Petrisor leads operations across our live sites, including the Sugar House Island principal contractor role and the site-wide logistics contract Vastint UK awarded on the strength of five years' delivery on the development.

Production Director

Paul Millson FCIOB

Paul joined Satoplast as Production Director after several years advising the business as a consultant. His background is hands-on delivery as both contractor and developer, across SME and Tier 1 businesses, with over twenty years of experience behind the current strategy.

Social value & responsibility

Site welfare and emissions, tracked and reported.

This is the section public-sector and framework buyers ask about, so we keep it specific rather than gestural.

Lighthouse Construction Industry Charity

We pledged support to Lighthouse, the charity dedicated to emotional, physical and financial wellbeing support for construction workers and their families, and have hosted their team on site at Sugar House Island twice, including as part of the #MakeItVisible campaign, to talk our workforce and subcontractors through the support available to them.

Wellbeing on site

We have run occupational health checks (blood pressure, BMI, cholesterol, diabetes screening) with K2 Occupational Health, a heart-health walk on World Heart Day, and free haircuts with local businesses NTB London and Hair by Adina London, all for site staff and subcontractors, not just our own payroll.

NRMM “Excellent” rating

Rated Excellent in November 2025under the Non-Road Mobile Machinery compliance scheme, which governs plant emissions in London's air quality focus zones. We added an electric telehandler to the plant fleet in August 2025, alongside our ISO 14001 environmental management system.
